What we actually do

We take council approvals off your desk. That means working out which approval pathway your property falls into, preparing the documentation, coordinating whichever specialist reports the site requires, lodging through the NSW Planning Portal, and handling every piece of correspondence with council until the matter is determined.

The work spans three areas. Council approvals - development applications, complying development certificates, changes of use, modifications, Section 8.3 reviews, and regularising work that was built without approval. Planning and design - planning reports, Statements of Environmental Effects, Clause 4.6 variations, BASIX and NatHERS, and coordination of the wider report stack. Home business approvals - the combined planning and health approval that home-based salons, clinics, catering businesses and skin penetration premises need.

Why the combined scope matters

Take a home nail salon. Council has to approve the use of the premises under the planning framework. Separately, if the business involves skin penetration, it has to be registered and comply with the NSW public health requirements for those procedures. Two different frameworks, two different assessments.

A planning-only consultant handles the first and refers the second out. That means a second consultant, a second fee, a second timeline, and a gap where things get missed because neither party owns the whole picture. We hold both, so there is one scope, one fee and one person accountable.

We are based in Lakemba, in the Canterbury-Bankstown council area, and work across the Sydney metropolitan area - Canterbury-Bankstown, Georges River, Bayside, Inner West, Cumberland, Liverpool, Parramatta, Strathfield, and beyond. Being local to Canterbury-Bankstown means we know the LEP and DCP controls in this part of Sydney in detail rather than looking them up cold.

How we work

Three things we do differently, and they are all reactions to what clients tell us went wrong last time.

  • The first conversation is free and it is a real assessment, not a sales call. If your project does not need us - because it is genuinely exempt - we will tell you that.
  • Fees are fixed before work starts. The most common complaint about planning consultants is open-ended billing. You get a written scope and a fixed number.
  • We tell you when the answer is no. If a proposal is not approvable as drawn, saying so early is worth more to you than an optimistic lodgement and a refusal three months later.
